Our most basic function is to search the public records in the local Courthouse to determine the ownership of land....and to determine what your land might be subject to.....like a mortgage, a lien, easements or unpaid taxes.
This type of work is required by purchasers of real estate, so they know what they are buying.....or by lenders, who need to be assured that the person mortgaging property actually owns it.
In addition to searching the public records, we also maintain our own set of tract books....much different than those kept by the County .... which makes our research much quicker (and much more accurate) than any of our out-of-county competitors. Since we are the only title company that has a set of these tract indexes of Hardin County land, we feel that we are providing superior products & services at cheaper prices.
